From our Founder: Storage Space in Europe

By Rens Verbeek, CEO & Co-Founder of The Storage Scanner

I remember the exact moment the logistical headache truly set in. I was living in Berlin for an incredible job opportunity. My apartment lease was ending, but my new place was not ready.

I had a frustrating gap of several weeks between the two homes. To complicate matters, I needed to return to Amsterdam, the Netherlands temporarily and I stayed there until my new German lease began.

A mild sense of panic started to creep in. I could not take all my heavy furniture with me. I desperately needed to store my belongings safely in Berlin. I needed my items waiting for me when I finally returned.

Nobody wakes up on a Tuesday wanting to rent a storage unit. It is almost always an event-driven, time-sensitive, and highly annoying task. My awkward transition in Berlin proved this completely.

Sitting at my desk, I opened dozens of browser tabs to compare German storage facilities, and it quickly turned into a complete nightmare.

Every website used entirely different pricing models to confuse buyers. Every single provider used different pricing frequencies, promotions and formats. It was overwhelming at a time when I was already quite stressed.

I have worked in European real estate my whole life. I understand commercial and residential property markets deeply. Yet, even with my professional background, this specific market was completely opaque.

I knew there had to be a better way for consumers. I decided to start The Storage Scanner to solve my own problem. What started as a simple side-project quickly evolved. It eventually resulted in the largest European comparison website for storage space.

This specific personal headache is exactly why our platform exists today.

Storage, A Fragmented Puzzle

To understand our platform, you must understand the European storage market. It is a highly fragmented and confusing economic landscape. My real estate background taught me how unique this sector truly is.

Storage operates very differently than standard commercial property rentals. Our sector’s own reporting shows incredibly fast-changing operational and digital trends. Ironically, these digital upgrades make comparison much harder for the average consumer. Operators are moving faster than consumers can track.

Consider the recent European industry survey produced alongside CBRE, my previous employer. It describes market dynamics across sixteen different European countries. The report highlights a massive shift toward dynamic pricing algorithms.

These data-driven algorithms change prices based on daily or weekly occupancy rates. This digital shift sounds fantastic on the surface for users. But it creates far too many digital price points for a human. A single facility might have a dozen different unit sizes. Each specific unit has dynamic pricing that changes based on daily availability.

You cannot compare these variables across six local competitors, as one day later, they could already be outdated. It is mathematically exhausting for a single person to manage.

Yet, the fundamental need for storage remains deeply stable. Moving home remains the single largest demand driver for self-storage. People will always need extra space during major life transitions.

However, there is also a massive, growing segment of business usage. Online retailers and tradespeople increasingly seek out flexible mini-warehousing options. They want to avoid rigid commercial leases by using local storage facilities.

Whether you are a homeowner or a business owner, your timeline is tight. Your decision-making is urgent and highly price-sensitive. You need to see the entire market before you make your move. You simply cannot afford to guess your monthly costs.

Building a Complete Market Overview

We built The Storage Scanner to solve this “information asymmetry” problem. Our platform is a dedicated online comparison engine. We help you find and compare storage from independent third-party providers.

Our ultimate mission is to create a complete market overview. We build this accurate overview using publicly available data. We operate localized country versions of our platform across Europe.

This ensures we address regional nuances and local languages properly. Our core function is purely independent comparison for the user. We do not own or operate any storage facilities ourselves. We act strictly as your guide, not as your landlord. In essence, our “raison d'être” is to help you, the consumer.

We focus our resources entirely on the professional storage rental market. Our database uses information originating directly from professional operators. We deliberately do not cover informal, peer-to-peer arrangements, as we cannot guarantee the quality of this sub-market.

Renting a neighbor's shed is a massive security risk. You need professional security, climate control, and strong insurance standards. Your belongings deserve professional protection while you are away.

Our stated coverage is massive and constantly growing daily. They represent our deep commitment to market transparency. They include:

  • 4,000+ storage providers: We cover massive international brands down to small, independent facilities. You gain access to a much wider choice. You are never limited to the brand with the biggest marketing budget.
  • 11,000+ storage facilities: You have a much higher chance of finding nearby options. This allows for better trade-offs between driving distance and monthly price. You can quickly map out your perfect location.
  • 350,000+ storage units types: You can compare a massive variety of sizes and physical formats. You will find the exact fit for your specific inventory. You never have to pay for unused, empty space.

The Three-Step System

When users visit our website, they want predictability. They are already stressed by their current moving situation. Introducing a complex interface would only compound their daily anxiety.

We distilled our user flow into an intentionally simple three-step process.

Step 1: Discover Options Near You

You start by entering your specific location or postcode. You immediately discover all storage units near you. Storage is a highly localized, geographic service. Proximity is usually your very first major filter.

When I was in Berlin, I initially looked right in the center. The prices were astronomically high due to premium city real estate. The practical tip here is understanding location realism. Prices almost always rise in city centers and fall in suburbs.

If your initial search is expensive, widen your radius slightly. Compare the added travel time against the monthly monetary savings. A twenty-minute drive out of town could save you hundreds of euros.

Step 2: Filter and Instantly Compare

This is exactly where most of your cost control happens. You filter by price, size, and distance from your home. Instantly compare all providers, facilities, and units in your area. You see the whole market clearly in seconds.

Our filtering aligns perfectly with standard storage economics. Larger units are often much more cost-effective per square meter. One crucial tool here is how we handle missing prices, as some storage providers only share prices “on request”. An old-fashioned way of retaining power, if you ask me.

If you need strict price certainty, filter away "on request" listings. We are extremely transparent that some providers do not publish public rates. We label them clearly rather than guessing their current prices. However, based on all the data we have, our algorithm provides an indicative rental price range, so you can get a sense of where pricing for these units should land.

Step 3: Book Directly With The Provider

Once you find the right unit, you choose it and book or request it directly. The final booking is concluded strictly with the chosen provider. We charge absolutely zero hidden fees for our comparison service. We never inflate the base prices.

This step ensures you always have clear legal accountability. We do not stand in the middle of your legal contract. Final terms will always vary by the specific operator.

You must always do your due diligence before signing anything. Check access hours, mandatory insurance requirements, and move-out notice periods carefully. Promotions and unit availability can change without notice. Your agreement is strictly with the facility manager.

Data Normalization and Standardization

A massive database of 350,000+ unit types, updated real-time, is completely useless if it is confusing. Storage providers describe space, price, and availability in vastly inconsistent ways. One facility quotes a price every four weeks for a 10-square-meter room. Another facility quotes a calendar month for a 15-cubic-meter space.

The Storage Scanner addresses this friction by applying strict normalization rules. Our methodology documentation explains exactly how we build our database. We use publicly available information directly from self-storage websites.

Providers can easily amend or opt-out of our platform listings. This transparency is vital for maintaining evergreen trust with our users. We respect the data rights of the facilities we list.

The Truth About Price Standardization

Many providers quote prices daily, weekly, or on a 4-weekly basis. We automatically recalculate all these prices to a standard monthly basis. This is a core technical feature of our platform.

Why does this specific calculation matter so much to you? Because "4-weekly" pricing is a notoriously misleading industry marketing strategy. A 4-weekly price always looks much cheaper than a monthly price initially. It is explicitly designed to trick the consumer's eye.

But there are exactly 52 weeks in a calendar year. If you pay every 4 weeks, you face 13 billing cycles annually. By recalculating everything to a calendar month, we drastically improve fairness. You can finally compare true, annualized costs effortlessly.

The Necessity of Size Standardization

Size standardization is another necessary mathematical correction our system makes. Some providers only publish one specific size measure on their site. They might provide square meters but fail to provide cubic meters.

In these cases, our system estimates the missing measure as an approximation. This dramatically improves our coverage and makes our size filters work. We use standard industry ceiling heights to make this math work.

However, we communicate a very clear caveat to our users. Our estimated conversions must always be treated strictly as directional. You must confirm exact dimensions with the provider for tight fits. We provide helpful estimates, not strict architectural guarantees.

Handling Discounts Transparently

We treat discounts and unlisted pricing transparently rather than hiding them. We only show discounts when confirmed by providers in our internal Provider Portal. We do not invent fake sales to drive artificial urgency. The price that is shown on our website is always the standard, 1-month rate excluding promotions.

We also explain exactly why some options display "on request." Some providers simply do not publish rates in an ingestible data format. Labeling these prevents a catastrophic failure mode of typical comparison sites. We never let you mistakenly believe an unpriced unit is cheap.

Update Cadence and Data Lag Reality

We update thousands of platform listings daily using smart data connections. Our technology continuously scans for pricing adjustments across the market.

Despite automated updates, prices and availability change on the provider's end instantly. Completeness and timeliness can never be perfectly guaranteed in a live market. A unit might be rented five minutes before you hit search.

We provide the best comparative snapshot possible for your search. The final truth always resides with the facility manager's live inventory system. We guide you directly to the door, but they hold the current keys.

Which Storage Option is Right?

Storage is absolutely not a single, one-size-fits-all product. It is a diverse family of entirely different structural formats.

Choosing the wrong type can mean paying for access you never use. It can also mean struggling to load heavy items into an awkward space. We define five primary storage types to help you choose wisely.

1. Self Storage

These are individual units located inside secure, larger warehouse buildings. They are accessible only by the renter holding the physical key. Facilities usually feature brightly lit corridors, loading bays, and security cameras.

Best for: Household furniture, boxed items, or clean business stock. They offer a highly predictable, secure, climate-controlled environment.

2. Containers

These are freestanding, heavy-duty metal shipping containers. They are usually placed outdoors in a highly secure, gated facility yard. They offer massive cubic volume for a significantly lower monthly price.

Best for: Bulky items and situations requiring vehicle-adjacent loading. You can drive your moving van directly up to the metal doors.

3. Garageboxes

These are secure, built-for-purpose, drive-up garage units. They are frequently found in suburban or light industrial areas. They often feature roll-up doors and individual power outlets.

Best for: Tradespeople needing to store heavy tools or actual vehicles. They feel much closer to a private, accessible commercial lock-up space.

4. Lockers

These are very small, lockable units, often just a single cubic meter. They are usually stacked in the hallways of larger self-storage buildings. They are the absolute cheapest option available on the market.

Best for: Archive boxes, personal documents, and student summer storage. Paying for a full walk-in unit for six small boxes is incredibly wasteful.

5. Pickup & Delivery

The provider comes directly to your home, collects your items, and stores them. They return your items to your door when you formally request them. This is often called valet storage within the industry.

Best for: Users lacking suitable transport or the ability to lift heavy boxes. You trade immediate physical access for massive physical convenience.

The Ultimate Ambition

We say we offer an "almost full market coverage" on our site. I want you to frame that as our driving ambition, not absolute reality. The market is too vast and fragmented for absolute perfection. We cannot guarantee total completeness across every single European country.

However, we are incredibly proud of the technical engine we built. Transparency improves our relationship with you far more than overclaiming ever could. My frustrating gap between Berlin and Amsterdam taught me a huge lesson.

People desperately need a reliable map when navigating a fragmented, stressful market. My real estate background, combined with my co-founders’ deep technical expertise, allowed us to finally build that exact map.

We provide that map for you today. We clear away the confusing fog of the European storage industry. We point you toward the best possible storage options in your specific neighborhood, wherever you are in Europe.
