Self Storage in France: Market & City Overview

France has established itself as one of Europe’s leading self storage markets, both in scale and in maturity. The sector has grown rapidly over the past decade, shaped by rising housing pressures in cities, growing mobility among households, and increasing use of storage by small businesses and e-commerce.

Across the country, the average monthly rental price for available units is €185.53 (as per Q3 2025). The typical unit size is around 14.2 m² (or 39.7 m³), which translates into an average cost of €13.05 per m² or €4.67 per m³. These figures place France among the more affordable markets in Western Europe on a square-metre basis, especially when compared with the UK or Switzerland. This can however be explained by the relatively large size of the units, as there is a lot of container storage in France.

The French Self Storage Market

According to the 2025 Fedessa European Annual Industry Report, France ranks as the second largest self storage market in Europe. However, it is important to highlight how this ranking is derived. Fedessa’s report is based on an operator survey of 138 companies representing 1,447 stores in 16 countries, which equates to just a quarter of the European market by space.

When you take into account all operators and facilities - including those not affiliated with Fedessa - France actually ranks as the third market in Europe. It sits behind the United Kingdom and Spain, but still slightly ahead of Germany. The difference comes down to methodology. The Storage Scanner is an independent comparison platform that covers all providers in the European market, giving a more complete view of the self storage sector in Europe.

A Market of Strong Concentration

One of the defining features of the French market is its high level of concentration. Compared to Spain or the UK, where hundreds of independent operators compete, France is dominated by a few large brands with national or regional reach.

The largest players include:

This concentration creates a professionalised market, with consistent branding, strong distribution networks, and significant capacity for growth. At the same time, it leaves less room for very small independents compared to other European countries.

City Insights

Self Storage in Paris:

Paris is by far the country’s largest self storage hub, with 104 facilities and 21 providers. Units rent for an average of €235 per month, with an average size of 8.3 m², translating to €28.2 per m². While this makes Paris one of the most expensive markets in France, it is not the highest on a €/m² basis.

Self Storage in Marseille:

Marseille counts 13 facilities and 8 providers. The average rent is €170 per month for 9.3 m² units, or €18.4 per m². Though smaller in scale, Marseille plays an important role in serving the densely populated Mediterranean region.

Self Storage in Lyon:

Lyon offers 29 facilities and 17 providers. At €205 per month for units averaging 19.1 m², the cost per square metre is only €10.7 - one of the lowest among major French cities. This makes Lyon attractive for users looking for larger spaces.

Self Storage in Toulouse:

Toulouse has 30 facilities and 16 providers, with average rents of €133 per month for 8.4 m² units, or €15.8 per m². The city is expanding quickly, with new operators targeting suburban areas.

Self Storage in Nice:

With 19 facilities and 10 providers, Nice is a premium self storage market. Rents average €226 per month, but with smaller units (7.7 m²), the cost works out to €29.3 per m². This makes Nice more expensive than Paris per square metre, reflecting the wealth of the Côte d’Azur region and the relatively limited supply.

Pick-Up & Delivery Storage

Alongside traditional self storage, France is seeing growth in pick-up and delivery storage. Here, items are collected directly from the customer’s home and stored in a warehouse until needed again. The most well-known operator in this segment is YouStock, active in several French cities. While still a small niche compared to fixed-location storage, it adds flexibility to the market and is likely to grow in dense urban areas.

Conclusion

France stands as one of Europe’s most important self storage markets. Depending on the dataset, it ranks second (Fedessa members) or third (all providers combined). The market is defined by strong concentration, a handful of national leaders, and fast growth across both urban centres and regional cities.

Paris dominates in scale, while Nice takes the lead in €/m² pricing. Lyon offers some of the largest units at low relative costs, and cities like Toulouse and Marseille show steady expansion.

With traditional storage formats next to container storage, garageboxes, and innovative pick-up and delivery models like YouStock, France is a market that is both large and evolving quickly.
